FAQs About Transactional Funding
What is Transactional Funding?
Transactional Funding is a short-term loan provided to wholesalers who buy and re-sell a property the same day. These are often called “Double Closings.”
In a typical transaction:

Party A – Original seller

Party B – Wholesaler (you)

Party C – End buyer
These are sometimes referred to as “A–B / B–C Transactions.”
When is Transactional Funding Needed?
Our clients use Transactional Funding for three main reasons:

Non-Assignable Contracts: Common when buying off the MLS, or from banks and government entities (HUD, FHA, Fannie Mae, etc.).

Protecting Wholesale Markup: Using a double close instead of an assignment hides your profit margin from the end buyer.

State Compliance: Certain states restrict or prohibit assignment of contracts, making transactional funding necessary.
What are the Minimum and Maximum Funding Amounts?

Up to $1,000,000: 0.75% fee (minimum $1,000)

$1,000,001–$2,000,000: 1.50% fee

Fees are based on the A–B purchase price. There are no upfront fees.
Is Credit a Factor?
No. We do not check credit or require bank statements, tax returns, or personal financials
Do Both Closings Have to Use the Same Title Company?
Yes, Both the A-B and B-C closiings must occur at the same title company or settlement office.
(Exceptions may be possible, speak to your loan officer if needed.)
Do You Provide Proof of Funds Letters?

How Fast Can You Fund a Deal?
To ensure a smooth process, we recommend submitting your file once both the A-B and B-C contracts are in place and you're ready to begin the title process. This helps our team coordinate with your title agent and avoid delays. We can fund deals on very short notice, including same day, when all required documentation is provided and title is clear. Same day and very short term funding will depend on our current loan volume, deal size and deal complexity.
